Discuss


1-2 weeks

The first step of our process is to have an initial phone call to discuss the project parameters and ensure working together will be a good fit. Our ideal clients value good design and investing in quality, detailed plans to ensure a smooth custom home building experience.

Research


1-2 weeks

We will request a site plan, perform a site visit or request photos of the lot, and perform research on the zoning for your homesite. This will ensure what we design fits into the fabric of your neighborhood and will meet the specific zoning requirements of your area.

Inspiration


1-2 weeks

We want to learn what is inspiring you for your project. We request that you compile your favorite interior, exterior, landscape, and detail inspiration photos to ensure the Design Development process aligns with your vision.

Design
Development

4-8 weeks

During design development we will pull together your design parameters, site characteristics, and inspiration to create an initial Design Development set of plans. This typically includes a first floor plan, second floor plan, and front elevation. We work through your feedback until we have finalized room layout and location, square footage, ceiling heights, foundation type and details, exterior design and details, and preliminary location on the lot.

Preliminary
Builder Pricing

3-6 weeks

To ensure the agreed upon program from our Design Development phase is executed properly once construction begins, we like to have our clients meet with builders and obtain preliminary pricing before we move onto the next phase of design. This is a relatively detailed cost estimate from one or multiple builders based on the project’s Design Development set of plans. Our sister company E.B. Development is proud to offer custom home building services for our clients wanting a full Design/ Build experience. It is common for our clients to enter into a Pre-Construction agreement with a preferred builder during design to accurate price the project, create a project schedule, and offer valuable input during design.

Construction
Documents

3-6 weeks

Upon approval of the design development set of plans and successful input from a builder on pricing and schedule, we proceed to Construction Documents. This phase is all about detailing the plans to create a final permit and construction set of prints. Typical sheets include:
Floor plans
Foundation plans
Cross sections
Wall sections
Roof plan
Framing plans
Notes and typical details
Project specific details
Electrical plan
Exterior renderings
Interior renderings, if the interiors package is selected

Structural
Engineering

1-4 weeks

Upon completion of the Construction Documents by means of review and approval by the client and builder, we hand off the plans to our structural engineer. The engineer will calculate vertical and horizontal loads, design specific foundation and footing details, size structural members, specify materials and methods, and provide a structural stamp for permitting. Geotechnical engineering, if required by the site, would be considered separately on a case by case basis.
